North Texas developer Veritas Communities broke ground on an 866-acre master-planned community, Liberty Hills, last week — adding to the influx of single-family projects underway in a growing suburb north of Dallas.

Liberty Hills, located about 45 miles north of Dallas in Anna, is slated for over 1,800 homes upon completion as well as green space, amenities and retail offerings, a release states. Sales are scheduled to begin early next year.

Pricing is expected to start in the $400,000s and go up to $1 million, the release states, with homes ranging in size from about 1,800to 4,000 square feet. The median sales price in Anna was $364,999 over the past 12 months, Homes.com data shows, down 1% from the prior period and nearly $100,000 below the median within the city of Dallas.

But while median prices may be lower in Anna, the city is experiencing rapid growth. The latest five-year estimates from the Census show that from 2019 to 2024, the city’s population grew by 86.4%.

“With Anna’s rapid growth, collaborative leadership and enthusiasm for the future, we saw an opportunity to create a community that brings more of everyday life together in one place,” Kevin Lazares, cofounder and managing member of Veritas Communities, said in a statement.

In total, the project has 217 acres set aside for amenities, open spaces, and preserved areas, as well as a Sprouts Farmers Market and 30,000 additional square feet of leasable retail space, the release states. Over 1,400 of the homes have been earmarked for two of the project’s neighborhoods — 991 in The Preserve and 451 in the Greens. Planned amenities in The Preserve include an amenity center with event space, an outdoor pavilion, a resort-style pool, putting green, fishing pier and trails. Meanwhlie, an outdoor pavilion, pool and other amenities are set for The Greens.

“It is exciting to watch the Liberty Hills community take shape right alongside Anna, as the city grows and welcomes new neighbors,” Anna Mayor Pete Cain said in a statement. The project's "groundbreaking reinforces our vision for Anna as a place offering a wide range of housing options.”

Other master-planned communities underway in Anna include Tellus Group’s 970-acre Sherley Farms and Skorburg’s 600-acre Anna Town Square. Combined, the three projects are expected to add over 6,700 single-family homes upon their completion.
