A massive neighborhood is nearing construction in Anna, bringing more than 1,800 homes and dozens of acres of commercial development to one of the nation's fastest-growing cities.
Liberty Hills in Anna is set break ground on Oct. 8. The event was originally scheduled for Oct. 1 but was pushed back because of expected rain.
The 866-acre community will rise west of U.S. Highway 75 between Rosamond Parkway and Mantua Parkway and include 53 acres of shopping, grocery and dining options.
Developer Dallas-based Veritas Communities LLC will invest $50 million on infrastructure improvements, which includes over two miles of roadway improvements. Once built, the neighborhood is expected to have a build-out value of roughly $3 billon.
Home sales are expected to begin in early 2027. Planned amenities include trails, an amenity center with event space, an outdoor pavilion and kitchen, resort-style pools and playgrounds. Some homes will border the adjacent Hurricane Creek Country Club golf course.
Liberty Hills will add more housing and commercial development to fast-growing Anna. The city ranks as the fifth-fastest-growing in the nation after its population increased an estimated 10% between July 2024 and July 2025. That growth is bringing more homes, stores, restaurants and other amenities to the once-small suburb north of Dallas.
Old Prosper Partners LLC, a Collin County-based real estate investment firm, purchased the land for the project in October 2022. Homebuilders then acquired portions of the property for their residential developments.
Six homebuilders will participate on the project including William Ryan Homes, David Weekly Homes, Sandlin Homes, Grand Homes, Perry Homes and Shaddock Homes, according to the neighborhood website.
Anna has attracted new residents with its schools, family friendly amenities and more affordable homes compared with other DFW suburbs to the south. The median list price in Anna is $349,677 and the average home value is $337,502 according to Zillow. That's about half of what's found in its Collin County counterpart Frisco.
Transportation projects such as the Collin County Outer Loop are also improving connections between the far northern suburbs and the rest of Dallas-Fort Worth, while major employment centers continue to grow in nearby Sherman, McKinney and Plano.
Liberty Hills isn't the only large residential development taking shape in Anna. Prosper-based Tellus Group LLC is developing Sherley Farms, which is expected to eventually include about 3,000 homes across more than 970 acres east of State Highway 5 near downtown Anna. Model homes could open in spring 2027.
Together, these communities would add nearly 15,000 residents to Anna if each household averages three people, bringing the city's total population to roughly than 45,000 residents.
